The Negotiator is a ‘cutting-edge’ unique and revolutionary software tool that replaces the need for owners to pay agent's sales commission. It is a proprietary ‘artificially intelligent’ virtual estate agent/realtor with differences; it doesn’t ask for money; it’s very honest; hasn’t got a sports car to pay for and doesn’t manipulate negotiations! It seamlessly mediates between Seller & Buyer helping them to communicate and guides both parties through the negotiation process; jargon and hassle free. It doesn’t charge a commission or try selling you another house! The negotiator tracks the sale’s process constantly keeping you up-to-date displaying current status and messages direct from the Buyer. It also keeps in-touch with the affiliate who introduced the Seller and ensures they are paid-out on time. The Negotiator is your friend!

The Negotiator works for you! It helps you communicate with Buyers advising you and guiding the deal to completion as fast as possible. You are in total control and can see everything about the Buyers you are negotiating with:

  • History of the Buyer at your fingertips! Making it easier for you to check they’re serious buyers. We try to prevent and reduce the number of tyre-kickers in the system!
  • The date each registered with PropertyWikia as a Buyer.
  • Exactly when they started searching for their perfect property.
  • The exact number of times they’ve searched using PropertyWikia.
  • How many properties they’re negotiating on now and in the past.
  • Times blocked by owners.
  • How many offers the Buyer has made on other properties in the past.
  • If the Buyer has bought any other property through PropertyWikia before.
  • How many offers the Buyer has had refused in the past.
  • The value of the Buyer’s highest offer they’ve ever made on a property.

  • Calendar - Keep track of viewings using your Negotiator's calendar, but before you start, please update your online calendar with busy days/times to enable Buyers to share your calendar and select a viewing appointment that suits both parties. When Buyers share your calendar they cannot see what you’ve written, just a blocked time or date and when one buyer makes an appointment that will also appear as a blocked out time to another Buyer.
  • You don’t have to share your calendar with a Buyer if you don’t permit them; you choose which Buyers you want to share it with or not. If you decide not to share your calendar you can still make an appointment using the negotiator by emailing the Buyer dates and times, but its best to use the calendar.
  • Email Alerts – An email alert will be sent to you each time the status of a negotiation changes or the Buyer sends you a message. They arrive in your ‘My Messages’ negotiator inbox and some important ones get delivered to your normal email address too depending on importance.
  • Contact Numbers – You cannot exchange telephone numbers or email addresses until you’ve arranged a viewing appointment with the Buyer or agreed to exchange using our special exchange details link. under the 'services box'. We're trying to protect your privacy and prevent ‘rogue traders’ from obtaining your contact details. You can exchange contact numbers with the Buyer once an appointment for a viewing is made. Only that buyer will see your details!

  • Warning - During or after a viewing Buyers may make you a verbal offer for your property, but however the offer is made, they must repeat it using the negotiator or risk losing their FREE stuff! We pay Buyer's legal expenses, surveyor’s fee cost and 50% of their removals too. You can communicate and deal any way you wish, but it’s crucial to update the negotiator at each point listed below even if you are doing it verbally.
  • Offers - You can accept or reject an offer and even ask the Buyer to make a new offer using your own counter-offer. Once you accept an offer the sale can continue, but reject an offer outright with no counter-offer could see everything stop! Click the relevant link to accept the offer. As soon as you accept an offer your listing shows ‘Under Offer’. A refusal halts the negotiation until the buyer returns with a better one.
  • Exchange Legal Contacts - Once you’ve accepted a Buyer’s offer you’ll be sent the Buyer’s legal representative’s contact details and asked to share your legal contacts with them. You should send these details to your legal representative to take over the transaction.
  • Confirm Sale Completed – Using the Negotiator you must confirm that the sale process is completed as this is the point Buyers can claim their legal expenses, surveyor’s fee and 50% removal costs from PropertyWikia.  When the transaction is completed the affiliate (if an affiliate introduced you to our web site) will get paid $0.00 Commission.
